Podcast 107: Why the Real Estate Industry Is Targeted by Hackers with Idan Udi-Edry

As a real estate agent, I constantly receive emails from fake title companies asking me to open an attachment. I also receive emails from fake agents or buyers asking me to open attachments . I am usually smart enough to spot the fakes, but some can seem very real or even appear to be from someone I know. It is pretty easy for someone to get hacked through their email, and being hacked is not a pleasant experience. On today’s episode of the InvestFourMore Real Estate Podcast I talk with Idan Udi-Edry, who is the CEO of Trustify. Is Buy-To-Let Dead In 2017?

Today we’re asking the question ‘is buy-to-let dead in 2017 and beyond?‘. There have certainly been a lot of changes, from the cut to mortgage interest tax relief to changes to stamp duty on second homes. Many see these changes as representing the end of buy-to-let landlords. But, for my part, I still see a […] from RSSMix.com Mix ID 8230732 http://ift.tt/2urqfDg via IFTTT

How Often Do Tenants Trash Rental Properties?

No matter how well rental properties are managed, bad tenants will trash them. There are many things a landlord can do to decrease the risk of damage, but the longer you own a rental, and the more rentals you own, the better chance there is for a bad experience. I have had a couple of bad experiences just this year. We do quite a bit to screen tenants, and we check up on the properties and keep them maintained. However, tenants sometimes have major problems that make them stop taking care of the property. Every Smart Landlord Has One – Do You?

Image
Why P.O. Boxes Are a Landlord’s Best Friend? As every mother on the planet is fond of saying, safety first.  Tenants who don’t know where you live or work can’t show up at your home or office, wielding an axe and generally disrupting your personal or professional life.  Every landlord-tenant relationship may start friendly, but […] from RSSMix.com Mix ID 8230732 http://ift.tt/2sVSDQg via IFTTT

Podcast 106: How to Reduce Capital Gains Taxes without a 1031 Exchange Featuring Bruce Jones

Real estate has some amazing tax advantages, but when you sell a property, you can still end up paying a lot to the IRS. Owning rental properties allows you to depreciate the structure of the property, but when you sell, you may have to repay that tax savings. 1031 exchanges can be a way to defer the taxes, but they come with many restrictions. 1031 exchanges cannot usually be used when you flip houses either. Bruce Jones, with TaxWealth, is an expert on real estate taxes and joins me on this episode of the InvestFourMore Real Estate Podcast to discuss The post Podcast 106: How to Reduce Capital Gains Taxes without a 1031 Exchange Featuring Bruce Jones appeared first on Invest Four More . from RSSMix.com Mix ID 8230732 http://ift.tt/2rSoh1C via IFTTT

Why Renting a House Is Riskier than Buying

Many people feel that buying houses is risky. You could lose your job, you could have a medical issue, or you could suffer some other financial hardship that will prevent you from making payments. You could then lose your house to foreclosure and have a huge financial mess. However, renting a house may be even riskier. When you buy a house, you have control of the property and know what the mortgage payments will be. When you rent, you have no control and could find yourself paying more and more while also having to constantly move. Podcast 105: Mid-Year Update on House Flips, Rentals, and the Real Estate Team

This year has been pretty good so far. Things never go as you plan, but that is what makes life fun. I have had many challenges and successes and tried out many new ideas and techniques. I have sold 11 flips and purchased 11 flips. I bought one rental property, and there was quite a bit of change on my real estate team. I think I have a good chance of reaching many of the goals I set for this year, but I won’t have as good of a chance with others. I set challenging goals on purpose so that The post Podcast 105: Mid-Year Update on House Flips, Rentals, and the Real Estate Team appeared first on Invest Four More . from RSSMix.com Mix ID 8230732 http://ift.tt/2rEt7uN via IFTTT

House Flipping Case Study: Making $60,000 on an Ugly House!

Last year, I bought a flip that one of my coaching students called the ugliest house he had ever seen. I will admit the house was ugly and needed a lot of work, but it was also cheap. Not only was the house ugly, but it also had a number of other features I had never dealt with before, like a flat roof and concrete walls. This flip was a challenge, but in the end it worked out much better than I thought. I hoped to make $30,000 to $40,000 on the deal but ended up making $60,000 thanks to The post House Flipping Case Study: Making $60,000 on an Ugly House! appeared first on Invest Four More . from RSSMix.com Mix ID 8230732 http://ift.tt/2s3e1Rb via IFTTT

When Will there be Another Housing Market Crash?

I have been an agent and investor since 2001. I have done business in good times, bad times, and every time in between. A lot of people think we are due for anther housing market crash because housing prices have increased in many areas of the country. Besides prices, there are many things that drive the housing market. In fact, prices cannot be used as an indicator of what the market will do because they are just a result of many other factors. Supply and demand are what push prices up or down. Podcast 103: What are the Best Real Estate Investment Loans?

One of the biggest problems facing real estate investors is finding the money to buy houses. I have been an investor and agent for over 15 years, and with 15 rentals and up to 20 flips going at once, I still find myself looking for more money (doing 20 simultaneous flips could be why I am looking for more funding!).
